M&M Ventures traces its history back to 1996 and the formation of the Property Development firm. M&M Ventures was originally formed to acquire and develop Automobile Dealership properties and ultimately developed two ground up Dealerships in Renton and Covington, WA. After helping his Father grow Bowen Scarff Ford in Kent, Mike Scarff acquired the Auburn Subaru franchise from Roger Vermazen in 2006 and operated Mike Scarff Subaru for 11 years with General Manager and Partner Gary Gustafson. In 2012 M&M Ventures acquired and improved the Subaru Dealership property which was sold with the franchise to Greg Rairdon in 2017. With their combined extensive experience in the auto retailing business, along with commercial real estate investment and development, Mike - President of M&M Ventures and Gary - President of GTG Investments are now focused solely on investing in Multifamily Value Add properties in the Puget Sound Region.


Since 2017 our core team has expanded to include Mike's son Ryan Scarff, Founder of Saltchuck Construction and Peter Gray, Principal of Untitled Architects.


We are now expanding our existing multifamily investment portfolios by inviting high net worth individuals to be equity investors and partners with us in value add apartment investments. Our focus on the value add multifamily properties was very intentional. Our goal is to provide our equity investors with attractive rates of return with relatively less of the risk that is typically associated with office, retail and industrial commercial real estate investments.



We continue to stand by our core values of integrity and customer service as outlined in our Guiding Principles. We also strongly believe in real partnerships, whereby our Team Members and Equity Investors are all stakeholders and thus we all share our common goals together.

Mike Scarff

Principal Partner at M&M Ventures

After forming M&M Ventures in 1996 and managing two ground up dealership land developments, Mike is now combining his commercial real estate experience with his prior experience as a CPA at Price Waterhouse and 20 years of Auto Retailing business experience to focus soley on commercial real estate investments. Mike now intends to grow and expand his existing multifamily commercial real estate partnerships with the goal of providing affordable Seattle area housing with attractive investor returns.


Gary Gustafson

Principal Partner at GTG Investments

Gary spent 25 years in the automotive industry, the final 13 of which were as Partner/General Manager of Mike Scarff Subaru of Auburn. The vast majority of his experience is taking under performing businesses and developing them into high performing businesses. Over the last several years, Gary has taken his experience in building businesses and transitioned that into commercial real estate. As President of GTG Properties, Gary is now leading the team as they re-position underperforming apartment buildings, creating high-quality affordable housing.


Ryan Scarff

Principal Partner &

President of Saltchuck construction

Ryan has 10+ years of experience in commercial construction management. This has included key roles on projects including the Via6 Apartment Towers in downtown Seattle with two 24-story towers, 654 luxury residences, a 430-space below-grade garage and ground floor retail and restaurant spaces. Other projects have included the Troy Block building in SLU (aka the Amazon Houdini Bldg.), Seattle Tennis Club major improvements, Seattle Children's Building Cure as well as his current role as Project Manager of a high rise lab/office development in the SLU area.


Peter gray

Principal Partner & Architect

Peter is a registered architect with experience throughout all phases of a wide set of projects from urban design and adaptive re-use, to multi-family mixed use and previous experience in construction. His interest in real estate allows for the creative process to be informed by market intangibles generating design concepts that meet a project's programmatic and financial goals. He also has a thorough understanding of design excellence, integrating innovative solutions to meet the specific needs of clients while elevating the user experience and aesthetic value.


Stuart Scarff

Corporate Attorney

Stuart founded Scarff Law Firm, PLLC, in Mercer Island in 1995 after practicing law in Seattle for eight years. Under his direction, the firm has developed an approach that uses teamwork, communication and creative problem-solving. Stuart has developed a strong reputation as a lawyer with the ability to take a big-picture approach to his clients’ legal needs — effectively helping to identify the potential cascading effects of legal decisions.

Tax Accountant/Advisor

Pat has extensive experience with closely-held corporations and their shareholders, including transactional planning between corporations, shareholders and related corporations, corporate and individual tax return preparation, representation of corporations and related shareholders before federal and state tax agencies, and planning related to corporate acquisitions, reorganizations, liquidations, debt restructuring and employee compensation arrangements. Pat joined Smith Bunday in 1991. Prior to joining the firm, he was employed by Price Waterhouse.


Bill Hsu

Real Estate & Securities Attorney

Bill has extensive experience in a wide range of legal matters, including but not limited to real estate acquisitions, dispositions, financing, leasing and development. His unique blend of past public accounting experience and legal knowledge allows him to provide us with a multifaceted platform. Born and raised in Taiwan, he is bilingual and has a cultural understanding that influences his work. Bill's pragmatic, result-oriented approach, as well as his dedication to provide top-notch and responsive legal services are what make his contributions invaluable.
